Resident Responsibility
The list below indicates which repairs residents are responsible
for.
Residents are responsible for:
Repairs required due to neglect or damage,
both deliberate and accidental to:
- structure of the property
- external fittings
- internal fixtures and fittings
- heating / hot water
In addition residents have a specific
responsibility for the following repairs:
External Fittings
- Garden maintenance
- Drain blockages within the property boundary
up to the connection to the main communal drain run (i.e. the
manhole or connection piece if connected directly into the drain).
This will include the clearing of all blockages from the internal
fitting (bath, wash basin, toilet, sink), the clearing of gullies
and the pipe run to the main drain
- Washing lines
- Sweeping of chimneys / flues
- Clearance of all rubbish except that arising
from works undertaken for Signpost Housing Association
Internal Fixtures and Fittings
- Decoration
- Keys, replacement and/or additional,
including gaining access if required
- Broken glass
- Bath, wash basin, toilet, sink blockages
- Toilet seat and fittings
- Bath, Sink and Wash Basin plugs and
chains
- All aerials excluding communal
facilities
- Replacement light bulbs and tubes
- Replacement batteries
- All repairs required to fixtures and fittings
owned by the resident, both fitted as ‘new’ by the tenant or
‘gifted’ by the Association
- All works, both repair and replacement to
disabled facilities provided under the Disabled Facilities Grant
(DFG) except where the tenancy has changed and the facilities have
been left for the incoming resident
- All works required to remove pests
including wasp and bee nests, ants, rats and mice
