Empty Properties

Internal condition of void prior to works due to defect in wallsOn average, each year over 300 Signpost properties become empty. These occur for a variety of reasons: Transfers, Deaths, Evictions, Tenants moving to a non Association property or Abandonment.

All empty properties will have their electrical system checked for safety and in some cases the system will be upgraded to conform to the latest electrical regulations. The heating system will also be checked.

Most voids have any necessary work undertaken by our Direct Works Operatives.

At present the average turn around time for a void property is 2½ weeks.

Property damaged by outgoing tenantUnfortunately, some outgoing tenants leave their property in a poor condition. In these cases any malicious damage will be recharged to the departing tenant where possible. This cost is initially borne by the responsive maintenance budget, which is financed by all tenants from their rent.Defective walls after repairs that had caused problems in previous photo



The higher the expenditure on voids the less money is available to undertake repairs on the houses. Although on average we try to spend about £750 on each void.
